Mini Mall Storage Properties Trust builds on Avenue Living’s proven methods and solid infrastructure to consolidate a fragmented industry – the self-storage industry – bringing benefits to investors and customers. In Canada, the self-storage industry is fragmented, especially across many rural and secondary markets. Most self-storage properties are owned by individuals, scattered across the towns and urban centres of the prairies. Many – especially the B and C class operations – are considered “mom and pop” facilities.

Mini Mall Storage Properties Trust is an open-ended mutual fund trust focused on consolidating self-storage assets with a strong existing cash flow. These assets are typically individually owned with expense reduction and revenue optimization opportunities. Our focus is on class B and C assets in markets where we see strong growth potential.

Strategy Driven by Industry Expertise and Insight

Self-storage consolidation is only possible with a fully developed platform. Our platform includes a team of self-storage industry experts, whose unique experience and insight allows us to make strategic acquisitions and capital improvements, including technology and automation upgrades that help previously underfunded assets improve efficiencies, reduce expenses, and streamline operations.

A Natural Fit

The self-storage industry strategically fits within Avenue Living’s portfolio as the industry has similar characteristics to multi-family housing — an area in which we’ve spent over a decade building a platform. The acquisition process and setup are similar, and Mini Mall Storage Properties targets the same demographic as Avenue Living’s B and C class assets.

That similarity in demographic also offers a unique opportunity for cross-promotion, as many Avenue Living Communities residents fit the profile of the typical self-storage customer. The average income of self-storage renters is $20,000-$60,000 per year, and roughly 45% of storage renters are long-term residential tenants.

Complementary Platforms

The Mini Mall Storage Properties Trust also has the benefit of access to the Avenue Living Asset Management platform, which includes investment expertise, marketing, and a range of other services that can complement our own acquisitions and operations teams. Avenue Living also offers access to debt markets not generally open to small owners, with better rates and terms. Together, this proven platform and our own expertise allows us to fast-track acquisitions and create operational efficiencies to increase cash flow.
