Embracing B and C Class

The Avenue Living Real Estate Core Trust acquires quality multi-family assets, which have stable occupancy and require some capital upgrades. Through the partnership with Avenue Living (2014) LP, the B and C class buildings are strategically managed and operated. These B and C class assets are well-positioned to serve a niche market called “workforce housing.”

Workforce housing caters to a particular subset of the population – essential workers who are overqualified for affordable housing but may not yet be able to afford to rent or purchase average market-rate homes. In Canada, these individuals account for nearly 40% of provincial populations, on average.

 

The Essence of Our Strategy

Avenue Living’s focus on workforce housing is strategic. Our target demographic — essential workers — is expected to grow or at the very least remain stable, as will their demand for housing. Our focus on B and C class buildings has several advantages: we can acquire assets below market replacement cost; these buildings are often in desirable locations; and we can find value in markets that are often overlooked.

The Core Trust continuously focuses on long-term portfolio stability through active sales and leasing, responsive maintenance services, and strategic capital improvements. We’re able to leverage in-house resources such as property management services, a robust 24/7 call centre, contract services and a full-scale marketing agency.

Our strategy is driven by the notion that we’re stewards of capital. We filter every investment decision through our ultimate goal: long-term capital appreciation and preservation that can provide healthy cash flows and distributions for our investors.
